How much does concrete leveling cost?

Cost depends on slab size, depth of sinking, and soil conditions. We provide a free inspection and written quote before any work starts, so you know the price upfront.

How long does the repair take?

Most concrete leveling jobs finish in one day. Once lifted, the material cures in 24–48 hours before you can use the surface again.

Will the concrete sink again?

Concrete sinks when soil beneath it compacts or erodes. Leveling fixes the immediate problem; we assess drainage and soil to recommend steps that reduce future settling.

What's the difference between concrete leveling and lifting?

Leveling and lifting are the same process—we use hydraulic pressure to raise sunken slabs back to grade. It avoids the cost and mess of concrete removal and replacement.

Is concrete lifting permanent?

Lifting corrects the immediate settling. Longevity depends on underlying soil and drainage; we can evaluate those factors and suggest preventive measures during the inspection.

Do you need to remove the old concrete?

No. Lifting works in place—we don't excavate or haul away the slab, which saves cost and time compared to replacement.

What is mudjacking and when do you use it?

Mudjacking pumps a controlled mud and cement mix under a sunken slab to lift it. We use it for large driveways, sidewalks, and areas where minimal equipment access is needed.

How long before I can drive on mudjacked concrete?

The slab is usable in 24 hours, though full cure takes 48 hours. We'll advise on timing based on weather and soil conditions at your site.

Can mudjacking fail?

If the underlying soil is too soft or drainage remains poor, settling can recur. Our inspection identifies soil conditions so we can recommend the best method and any drainage fixes.

How is polyurethane leveling different from mudjacking?

Both lift a sunken slab from below. Mudjacking pumps a heavier sand-cement slurry through larger holes; polyurethane foam goes in through dime-sized holes, expands to fill voids, and adds far less weight to soil that has already settled. We recommend the method that fits your slab, soil, and budget.

How long until I can use the surface?

Polyurethane foam cures in about 15 minutes, so driveways and walkways are usable the same day. That speed makes it a good fit for garage floors and high-traffic areas where downtime matters.

Is foam leveling permanent?

The foam itself doesn't wash out or break down. Longevity depends on the soil and drainage beneath the slab, so we assess both during the inspection and recommend drainage fixes when they're needed.

When should I choose self-leveling concrete instead of lifting?

Self-leveling concrete works best for interior floors, garage slabs, or patios where the surface is severely cracked or uneven. Lifting is better for minor settling; self-leveling for major damage or interior work.

How much does self-leveling concrete cost?

Cost depends on slab size, prep work, and whether you need removal of old concrete. We inspect the site and provide a written estimate before any work starts.

How long before the new surface is ready?

Self-leveling concrete cures in 24–48 hours depending on thickness and temperature. We'll give you a timeline after the job based on conditions.

What's the difference between crack filling and crack repair?

Filling seals surface cracks to stop water infiltration. Repair addresses deeper structural cracks using epoxy or injection methods to restore strength and integrity.

How do you know if a crack needs repair or just filling?

We inspect the crack's depth, width, and pattern during a free site visit. Narrow surface cracks may need filling; wider or deep cracks need repair.

Will repairing a crack stop it from growing?

A quality repair stops growth if the underlying cause—settling, soil movement, or poor drainage—is stable. We assess the cause during inspection and advise on fixes.

Should I fill small cracks or wait until they're bigger?

Fill cracks early. Water seeps into small cracks, freezes in winter, and widens the crack. Filling now prevents costly repairs later.

How long does crack filling last?

A quality fill lasts several years depending on traffic and freeze-thaw cycles. We use materials rated for outdoor exposure and advise on resealing if cracks reappear.

Can you fill all types of cracks?

We fill most static cracks in concrete. Active cracks—those caused by ongoing settling or structural movement—need investigation first; we assess whether the crack signals a deeper problem.

Why do driveways sink?

Soil beneath the driveway compacts, erodes, or washes away—especially under heavy traffic or poor drainage. Water pooling accelerates the problem.

How much does driveway leveling cost?

Cost is based on the driveway's size, how much it has settled, and soil conditions. We provide a free inspection and written quote so you know the price before we start work.

Can you level a driveway that's cracked?

Yes. Leveling raises the slab and closes small cracks. Larger cracks may need repair first or after lifting, depending on the damage and underlying cause.

Is an uneven sidewalk a liability risk?

Yes. A sidewalk with a step or trip hazard can create liability if someone is injured. Leveling removes the hazard and protects your property.

How quickly can you level a sidewalk?

Most sidewalk jobs complete in a single visit. The work takes a few hours; the surface is ready to use in 24 hours.

Will leveling a sidewalk affect my landscaping?

We work carefully around plants and borders. Most projects have minimal impact; we'll discuss any landscaping concerns during the inspection.

Can you repair steps that are cracked or crumbling?

Yes. Depending on the damage, we can repair cracks, fill voids, or lift settled steps. Severe crumbling may require replacement of that section.

How long does step repair take?

Most step repairs complete in one visit. The material cures in 24–48 hours, depending on weather and the method used.

Will repaired steps be slippery?

We can finish repaired steps with a non-slip surface. If you have existing steps with slip concerns, mention that during the inspection.

What causes concrete slabs to sink?

Soil compaction, water erosion, poor drainage, or voids beneath the slab cause settling. We inspect the site to identify the cause and recommend a fix.

How do you repair a sunken slab under a house?

We use hydraulic lifting to raise the slab from beneath. For interior slabs, we may recommend self-leveling concrete. Both methods avoid excavation and disruption to your home.

Is a sunken slab a structural problem?

Settling can cause doors to stick, cracks to form, or water to pool. A severe slab settlement warrants a structural assessment; we evaluate and advise whether your situation needs an engineer's opinion.
